Family Extension

The Brief

This project involved the restoration and extension of a single-storey, rendered double-brick period home, rich in original features such as high ceilings, polished timber floors, solid colonial timber doors, and cedar sash windows with stained coloured glass. The renovation was designed to address structural issues, maintenance neglect, enhance liveability, and accommodate a growing family.

The Problem:

• Restoration of Existing Structure: Repair and preserve the character-filled original home, addressing key issues such as water damage in the bathrooms caused by a lack of waterproofing, and rectifying the sloping kitchen floor due to insufficient framing requirements while also improving the workspace in the outdated kitchen. • Existing Bathroom Renovation: Improve the functionality of the main bathroom by removing the outdated 1980s spa, enlarging the shower, and incorporating ease-of-entry features to accommodate the needs of the family’s aging grandparent. • Improved Ventilation: Replace swollen, non-operable timber bifold windows in the living room with new sliding windows to further increase ventilation and usability. • Address Trip Hazard & Sloping Floor: Rectify the sloping floor and trip hazard in the centre of the house, particularly in the kitchen area, improving overall safety and functionality.

The Solution:

The construction phase involved a combination of structural remediation, careful demolition of previous alterations, and sensitive integration of the new first-floor addition. The team ensured the extension complemented the heritage character of the original home while meeting current building standards. Materials were selected to blend seamlessly with existing finishes, and special attention was given to protecting and preserving original period features throughout the build. The first-floor addition was programmed to occur during a forecasted wet period. After consideration and careful planning to protect the existing home, our team focused on constructing the first-floor shell before joining the two areas together. Working closely with our trades, we were able to construct the frame, install the roof, gutters and downpipes, weatherproof and clad the structure, apply exterior paint, install external automatic blinds, and fit solar panels—all before completing the internal connection to the existing house.

The Result:

The renovation successfully restored the integrity and charm of the rendered double-brick home, while the thoughtfully designed extension added valuable space and functionality. The completed project delivers a harmonious blend of heritage character and modern family living.
